While the amount depends on several factors, typically homeowners can expect an increase of 50% - 60% of the renovation cost,’ explains Ben Goheen, a real estate appraiser at Metrowide Appraisals (opens in new tab).  While you can increase your return on a luxury shower, the experts suggest that the most sizable investment comes in the shape of a soaking tub.  ‘A tub can add more than $10,000 to the value of your home,’ adds property expert Zac Houghton of Loftera (opens in new tab). ‘With so much money to be made from this area of the home, it’s not surprising that bathrooms are often the focal point of many renovations.’ Zac also referred to an investigation by real estate firm Zillow who discovered that properties with spa baths ‘sold for nearly $2,000 more than those without them when sold again in two years’ time.’ Realtor Lisa Mark from Oak & Co (opens in new tab) in California adds that this bathroom idea will set your property aside in a ‘hyper competitive’ market – as sophisticated buyers are willing to pay more for all spa bathroom features. ‘Buyers who want their main bedroom to feel more like a retreat will love a spa bathroom. Luxury bathroom features most desired in this style of the spa-like bathroom include rain showerheads, steam showers, extra vanities with double sinks, heated floors, and even heated towel racks,’ Lisa explains.  The realtor urges you to invest in this modern bathroom idea to provide buyers with a significant selling point.
